One of the aforementioned Out-of-Town Payroll Patriot Blow-Ins, purported ‘Town Planner’ Stephen Wallace, admitted during the 16 September 2025 MBTA Zoning Propaganda Session at the 1835 Town Hall that Sterling is 8 MILES FROM THE MBTA TRAIN STATION LOCATED AT NASHUA STREET, LEOMINSTER.
THE CONTROLLING STATUTE, MASS.GEN.LAWS CH. 40A, SECTION 3A, AS RULED UPON AND APPLIED BY MASSACHUSETTS’ HIGHEST COURT ON 8 JANUARY 2025, REQUIRES SUCH BOGUS MBTA ZONING DISTRICTS TO BE LOCATED NOT MORE THAN ½ MILE FROM AN MBTA TRAIN STATION, MBTA BUS STATION, SUBWAY STATION, OR FERRY TERMINAL.

DESPITE that statute’s clear language clearly reiterated and applied by the Supreme Judicial Court, out-of-control Commies populating the Massachusetts Executive Office of Housing and Livable Communities (a Bad Joke and an Oxymoron) have issued Ultra Vires regulations in violation of that 8 January 2025 SJC ruling.
