BACKDROP:  Several years ago Sterling’s clown-show pro-development Select Board appointed that out-of-town peripatetic, bloviating, smarmy, blow-in, Stephen Wallace, as our unneeded, payroll patriot Town Planner. While here Wallace, in conjunction with our destructive Planning Board chaired by self-dealing developer Carl Corrinne, a walking conflict of interest, and vice-chaired by Eric Newman, a California blow-in and robotic DemocRAT parroting DemocRAT-controlled State House ‘affordable housing’ propaganda, did their best to destroy Sterling’s small-town, semi-rural character by promulgating Zoning By-Law changes. They and the Select Board were and are ALL pro-MBTA Zoning Districts asslick propagandists.

THE MONTACHUSETT REGIONAL PLANNING COMMISSION’S PUBLISHED PLAN TO OVERRUN STERLING WITH SO-CALLED ‘AFFORDABLE HOUSING’

In latter 2025 the Montachusett Regional Planning Commission, whose Board members and employees/agents were and are overwhelmingly robotic pro-MBTA Zoning Districts asslicks, published its plan to overrun Sterling with so-called ‘affordable housing.’ Now-thankfully-departed but then Sterling ‘Town Planner’ Stephen Wallace, compliant little weasel dependent on the Select Board for position and paycheck that he was, assisted in producing that plan. THE STERLING PLANNING BOARD, RIGHTEOUSLY, GOT STUFFED AT THE 2026 STERLING ANNUAL TOWN MEETING

The Sterling Planning Board’s 2026 Annual Town Meeting Warrant articles numbered 24 and 25, “Senior Housing ByLaw” and “Inclusionary Zoning,” respectively, were both ‘Postponed Indefinitely’ by the voters.

Why? Well, as to Article 24, no Sterling voter possessing at least half a brain trusts the Planning Board to approve, ‘By Right,’ after Planning Board ‘Site Plan Review,’ ANY multi-family, high-density housing developments in Sterling. The voters made it clear that they want the Zoning Board of Appeals to apply ‘Special Permit’ criteria to such developments. Voters made that abundantly clear during the Planning Board’s 8 December 2025 ‘Zoning Forum’ but those arrogant pricks went forward with their out-of-control proposal anyway only to get stuffed by voters at the 2026 ATM.

As for Article 25, so-called ‘Inclusionary Zoning’ is being challenged on constitutional grounds in a pending Massachusetts Land Court case filed 2 December 2025. The Massachusetts Attorney General, Andrea Campbell, has intervened in that case because she knows that it threatens ‘Inclusionary Zoning’ ordinances and bylaws ALL ACROSS Massachusetts.

The Planning Board’s arrogant pricks knew all about that too. Sterling’s 2026 ATM voters decided that subjecting Sterling to a potential lawsuit was not prudent and, so, rightly stuffed the Planning Board again.

THE STERLING PLANNING BOARD CANCELED ITS SCHEDULED 28 MAY 2026 REGULAR MEETING

The Planning Board, having been rightly stuffed at the 2026 Sterling Annual Town Meeting, and having nothing else to do in the meantime, canceled its scheduled 28 May 2026 Meeting.

Any month that the Sterling Planning Board does not meet is another month during which its members can’t harm Sterling’s small-town, semi-rural character. YAY!
